Everything on this site is general information about Malaysian law. It is not legal advice and must not be relied on as advice about your own purchase.

Whether you have a claim, what it is worth, where it should be brought and whether you are still in time all turn on your own documents and dates. Those questions can only be answered by a lawyer who has read them.

No solicitor and client relationship

Using this site, running the calculator or submitting the enquiry form does not make you our client and does not create a solicitor and client relationship. That relationship begins only when we have accepted your instructions in writing, completed our client onboarding, and agreed our fees with you.

Until then, do not send us anything confidential or time-critical on the assumption that we are acting for you. In particular, sending an enquiry does not stop a limitation period running.

The calculator

The calculator produces an estimate from the figures and dates you enter. It applies the rate and delivery periods set out in the prescribed sale and purchase agreements and assumes those apply to your purchase unchanged.

It does not, and cannot, take into account:

• any extension of time your developer relies on
• a dispute about when vacant possession was validly delivered
• whether the Certificate of Completion and Compliance was issued, and whether water and electricity were ready for connection
• set-offs, settlements or releases you may already have signed
• limitation, or the shorter filing window at the Tribunal
• any term of your own agreement that departs from the prescribed form

The real figure may be higher or lower, and in some cases there may be no claim at all. Do not make a financial or legal decision on the strength of the estimate alone.

Accuracy

We take care to keep this site accurate and current, but legislation, regulations and case law change. We give no warranty that the content is complete, current or free from error, and we are not obliged to update it.

Limitation of liability

To the extent permitted by law, we are not liable for any loss or damage arising from your use of this site or reliance on anything in it, including the calculator output. Nothing in these terms excludes liability that cannot lawfully be excluded.

Documents you send us

You are responsible for what you upload. Do not send documents you are not entitled to share. How we handle what you send is set out in our privacy notice.

Availability

We do not guarantee that the site or the enquiry form will be available without interruption. If a submission fails, the page will tell you so — contact us by telephone or WhatsApp instead. Never assume an enquiry reached us without a reference number.

Intellectual property

The content, design and code of this site belong to the firm, except where stated. You may read, print and share pages for your own use. You may not republish or reproduce them commercially without our written permission.

Where we link to another site, we do not control it and are not responsible for its content.

Publicity

This site is published in accordance with the Legal Profession (Publicity) Rules 2001. Nothing on it is a claim of superiority over any other firm, a comparison with any other firm, or a guarantee of any outcome.

Governing law

These terms are governed by the laws of Malaysia, and the courts of Malaysia have exclusive jurisdiction over any dispute arising from them.

Changes

We may amend these terms. The version and date at the top will change when we do.
